MESSAGE FROM OUR PRESIDENT AND CEO

For nearly 40 years, Dallas Area Habitat for Humanity has been a champion for affordable housing in Dallas County. Rooted in a belief in fairness, responsibility, and stewardship—principles born at Koinonia Farm, the birthplace of the Habitat movement—our organization has partnered with neighbors to equip more families with the education, resources, and support they need on the journey to homeownership.

When I joined Dallas Habitat, I recognized the unique challenges we faced, but I was equally inspired by the possibilities ahead. Over the past year, as I connected with our staff, met with homeowners, donors and volunteers, onboarded new leadership and worked alongside the entire team, we reflected deeply on our history and envisioned a bold new future. Guided by our mission to build strength, stability, and self-reliance through homeownership, we began laying the foundation for our next chapter.

Today, I’m proud to introduce Building Forward: A Five-Year Vision for Growth and Impact, our new strategic plan that will shape our work and amplify our impact for years to come. This plan positions us for thoughtful, accelerated growth, while deepening our commitment to the communities we serve.

At Dallas Habitat, we envision a Dallas where every neighborhood instills pride and where every resident can take pride in their neighborhood. This bold new vision will move us closer to making that belief a shared reality.

Dallas Area Habitat for Humanity, founded in 1986, serves families and individuals in Dallas andKaufman Counties who are striving for stable, affordable housing. We prioritize families earningbetween 50% and 120% of the area median income, empowering them with the tools andresources needed to buy and maintain their own homes. Our aim is to foster lasting stability,strengthen communities, and create generational impact through affordable homeownership

OUR PROGRAMS

Home Construction

Dallas Habitat staff, volunteers, families and supporters cometogether to build quality, affordable homes throughoutDallas County.

Homeownership Services

Through robust education and 1:1 counseling from ourHUD-certified counselors, first-time homebuyers buildknowledge, skills and behaviors to become mortgage-ready. Program participants can then purchase a homewith Dallas Habitat or on the open market.

Mortgage

Individuals who complete our Homeownership Counseling Program to become mortgage-ready are eligible topurchase a Dallas Habitat home with our zero-interestloan product. As a certified mortgage originator, we offeraffordable mortgages for eligible homebuyers, offeringbelow-market interest rates and tailored repayment plansthat promote financial stability and long-term success.

Restore Shops

These stores provide new and gently used homeappliances, furnishings, decor, and more at significantlyreduced prices. Customers get great savings to maintainand beautify homes, and Dallas Habitat receives criticalfunding to fuel our mission.

Volunteer Services

We offer various volunteer opportunities for individualsand groups to support our mission whether throughhome construction, retail, administration, events, andeducational opportunities.

Advocacy

Advocacy is at the heart of our mission. We work toinfluence the conversation and shape policies at thelocal, state, and national levels that expand access toaffordable homeownership and address the root causesof the affordability crisis in our region and beyond.

FACING THE HOUSING CRISIS IN TEXAS

Safe, affordable homeownership is the cornerstone of thriving families and communities. It enables people to build generational wealth, stabilize their lives, and invest in their futures. But for many hardworking Texans, homeownership is becoming increasingly out of reach.

A combination of sustained population growth and years of underinvestment in housing development, particularly since the 2008 financial crisis, has created a nationwide shortage. In Texas alone, we’re short more than 300,000 homes, according to a 2023 report by Up for Growth.

In the Dallas-Fort Worth area, the crisis is especially stark. The average home price is now $405,000, while the median household income sits at just $63,985. To afford a median-priced home, a family needs to earn at least $140,000 per year. As a result, thousands of families are priced out of homeownership. A five year study by buildingcommunityWORKSHOP revealed Dallas lacks over 16,000 attainable homes for families who are ready to buy but simply can’t find a home they can afford.

The message is clear: our region doesn’t have enough affordable homes to meet demand. Without coordinated, cross-sector intervention, the gap will continue to widen.

TURNING VISION INTO ACTION

OUR PROCESS

Building Forward is the result of a thoughtful, collaborative process. Over the past year, Dallas Habitat engaged key stakeholders to better understand the organization. We conducted key assessments in fundraising, human resources and a financial and organizational audit. We held staff interviews with the CEO to gather internal insights and conducted stakeholder surveys to understand where we stand and what opportunities lie ahead.

Throughout this process, we anchored our work in guiding principles that emphasize fostering collaboration, driving impactful actions, enhancing organizational culture, strengthening operations, ensuring accountability, and leveraging technology for positive outcomes.

The planning process surfaced key opportunities to refine our approach, expand our reach, and deepen our impact. We’ve woven these insights into a bold, multifaceted plan designed to elevate our organization and transform outcomes for the families and communities we serve.
